RHAWA has existed in some form or another since 1935, starting out as a Seattle based association that grew into a regional resource throughout the Puget Sound area. In an effort to serve all those in the rental housing industry regardless of geographic location in Washington, RHAWA expanded to become a statewide association in 2012.

Currently made up of more than 5,300 members, we are the premier rental housing association in Washington State. Over the past 80 years RHAWA has evolved into one of the most valuable resources for independent rental owners and managers.

RHAWA supports and champions the rental housing industry through advocacy, a high standard of ethics, education, research, products, and services.

RHAWA Screening Services

The tenant screening process is the single most important part of filling vacancies and retaining quality tenants. RHAWA offers the best in the industry with extensive screening services at a competitive price. Packages range in price and feature, allowing custom screening to meet your criteria with. At RHAWA you have the option to order tenant screening reports online – allowing you to run reports 24 / 7 via desktop or mobile. Plus, we have staff available to assist you with processing and interpreting tenant screening reports.

RHAWA Industry Programs

RHAWA has multiple events organized and produced annually. Legal Panel, Economic Summit, Summer Workshop + Tradeshow, Annual Business Meeting, and Annual Gala. These programs facilitate networking, socializing, and learning opportunities. When landlord’s learn and grow, the industry strengthens together.

RHAWA's Rental Housing AcademyTM

The Rental Housing AcademyTM focuses on three key areas for landlord education: Managing Your Business; Managing Your Rentals; and Understanding the Law. In each of these categories there are 4 - 6 seminars designed to provide you with the knowledge and best practices to be a successful landlord.

RHAWA Advocacy Work

RHAWA represents the interests of the entire rental housing industry at the state and local level of government.

Advocacy is a term used by associations and is usually equated with lobbying government officials. RHAWA sees advocacy as a broader responsibility in which we show public support for our industry or for causes that our industry supports. Advocacy means inspiring, motivating, informing, and if necessary driving collaboration to build a better state.

RHAWA’s three policy priorities are:

  1. preventing rent control
  2. supporting uniformity of State Landlord-Tenant laws across all jurisdictions
  3. educating legislators.

RHAWA Resources

Gain exclusive access to a wealth of information on everything from best practices advice, to landlord-tenant related questions when you contact RHAWA's resource line. Our specialists are a team of highly qualified and experienced professionals supporting Washington’s independent rental owners. When contacting the resource line, you will first have to listen to a disclaimer before being connected to a specialist. Please have your member number available. It is helpful to note what city the property is located in. RHAWA has a 24-hour policy for responding to your inquiries. Due to high volume, calls are limited to 10 minutes.

The distinction between landlord-tenant related questions and legal advice is important to note, as RHAWA does not offer formal legal advice or have an attorney on staff.

There are a number of ways to connect with other landlords – at events, during seminars, online, and at LINK meetings.

Through our online CONNECT Member Forum, you have 24/7 access to other landlords. This provides you with a venue to ask, answer questions and provide additional resources among each other. We believe that the best resource we provide is access to each other. Access CONNECT here >

LINK stands for Landlord Info, News, Knowledge. These are monthly meetings held around the state that provide landlords to connect with each other face-to-face. Check out our calendar to find one in your area.

As a member benefit, you have full access to all the forms and contracts. There are a couple of places you can go to find these resources, on the forms page on RHAWA's website and on the CONNECT site, also a member-only area.

On our peer-to-peer CONNECT site, we are creating a member-only Resource Library. Just type in the topic and a list of items will be generated. The resource could be a form, an article, a publication, an FAQ, or all of the above. This new tool is still in its early-stage development. If you have ideas for content, let us know.

RHAWA is a not-for-profit organization that is mission based. We have a variety of memberships programs to meet your needs. To see your membership options, click the here.

Annual membership dues are tax deductible as a necessary and ordinary business expense.

Our members include rental property owners of all sizes and all stages of ownership. We have members who recently acquired a rental property through inheritance or purchase to members who own hundreds of units. We have something for everyone. Our membership also includes service providers who focus on serving the rental housing industry.

Many non-rental housing companies are RHAWA members. There are two primary reasons these companies join the RHAWA:

  • Support the Mission – RHAWA is a not for profit organization that is mission based. RHAWA provides a platform and a set of offerings and services that further the interest of the industry. RHAWA provides a perfect investment vehicle for those organizations looking to support the industry.
  • Engage in the Community – RHAWA has a membership base of over 5,300 rental property owners. RHAWA provides multiple events, training, content and other programming mechanisms to connect people in person and online, RHAWA provides the ultimate access to the rental property owner community.

RHAWA for Members

Yes, all employees of RHAWA member companies are also members. To take advantage of your member benefits, please register for RHAWA events using your company email address. Or contact our Member Services staff to get your own log-in information.
