RHAWA forms are tailored specifically to state and city laws unique to Washington, are updated regularly as laws change, and are reviewed by a team of experienced landlord-tenant advocates and attorneys.

RHAWA's industry-leading forms library includes more than 80 forms, including our Application for Tenancy, Washington State and City-specific leases, and various lease addenda for every situation.

Instructions: Forms may be printed and completed in writing, OR downloaded and completed on your computer.

  • Special Seattle versions of lease forms have been discontinued. With the addition of several more cities enacting rental laws, the Washington lease forms now contain language referencing any applicable Local Law Disclosure Addenda. Make sure to attach and read applicable addenda so you are aware of any restrictions on terms based on the rental property jurisdicton.
  • In order to adapt to new state-wide just cause termination laws and related exemptions for certain term leases, month-to-month agreements must now be completely separate from term lease agreements.
