FORMS UPDATE ALERT! May 2026

The Rental Housing Association of Washington (RHAWA) offers members an extensive library of legally compliant forms tailored for Washington's unique landlord-tenant laws. Developed and annually reviewed by experienced attorneys, these forms cover every aspect of rental housing management—from applications and screening to leases, addenda, notices, and tenant communications. Members gain unlimited access to this copyrighted collection, which includes jurisdiction-specific documents for cities like Seattle, Tacoma, and Spokane, along with required federal disclosures and optional addenda.
ACCESSING RHAWA FORMS
Members can download, fill, and print forms digitally or manually, though unauthorized distribution is strictly prohibited due to copyright protections. RHAWA strongly advises users to independently verify the suitability of forms for their specific circumstances. Additionally, users must refresh cached versions of forms to ensure compliance with the latest revisions.

UPCOMING REVISIONS & ADDITIONS – EFFECTIVE MAY 15
- Added a generic flood disclosure to all lease templates in compliance with SB 6237.
- Created a Cooling Device Addendum and revised Section C. Maintenance, Repairs and Alterations in all lease templates in compliance with SB 6200.
- Added a new section to the Agency Disclosure and Pamphlet Addendum in compliance with SB 6091.
- Revised the Legal Requirements by Local Jurisdiction document to include new fee restrictions set by the City of Ferndale Junk Fees Initiative. Updated the Bellevue rider that summarizes costs on the first page of the lease to make it generic for any city.
- Revised Notice Service instructions in compliance with HB 2664, changing mailing instructions to "Must be sent by U.S. mail with postage prepaid." A note is included explaining that certified mail is still required prior to June 11, 2026.
- Revisions to the Manufactured/Mobile Homes Community Rent Increase Notice.
