RHAWA Launches New CORE SERIES Compliance & Operational Rental Excellence

RHAWA’s first-ever Saturday morning educational event is happening on March 28 at the Paccar Atrium on the Bellevue College campus. This first session in the CORE Series—Compliance & Operational Rental Excellence—starts in the spring with critical legal compliance training and follows up in the summer with practical education on running an effective and profitable rental business.

Each session in the CORE Series offers two and a half hours of dedicated in-person education, with plenty more time for questions, all part of a convenient Saturday morning schedule. There is also an opportunity to connect with peers and enjoy light refreshments, making learning easy and accessible.

Puget Sound – March 28 at Bellevue College Campus

This first CORE Series location was selected for housing providers who live and work throughout the Puget Sound region. Hosting the workshop at Bellevue College makes it easier for participants from surrounding communities to attend in person, gain essential compliance and operational education, and return to their weekend without the burden of long-distance travel. The Paccar Atrium is ideal for presentations and seminars, featuring three large screens, a sound system, and tiered seating for up to one hundred attendees.

Running a rental property in Washington State means navigating some of the most detailed and actively enforced housing laws in the country. These Saturday morning sessions are ideal for rental property owners with busy lives and “day jobs” who want clear guidance on what the law requires—and how to operate day-to-day with confidence.

This session features two seasoned legal instructors, Christopher Cutting and Synthia Melton.

After a few years practicing with another local law firm, in 2017 Christopher Cutting founded the Cutting Law Office PC and acquired LT Services, an eviction service provider with over 40 years of experience in landlord-tenant relations. LT Services provides set-fee services to Western Washington housing providers, exclusively representing owners and managers of rental property. As part of Cutting Law Office PC, the firm offers full-service legal representation covering every aspect of the landlord-tenant relationship. Christopher’s client-centered approach is dedicated to achieving the best possible outcome at the lowest cost.

Synthia Melton is a co-founder and managing partner at Dimension Law Group, specializing in Business Law and Commercial and Residential Real Estate, including landlord-tenant matters. With a background as an investor, entrepreneur, and attorney, she has guided real estate investors and small business owners through complex transactional and litigation matters. She has extensive experience handling tenancy disputes and understands where providers typically face challenges. Her guidance helps build confidence in making decisions that protect your business.

Christopher and Synthia will cover key state and local laws regulating rental operations, including lease requirements, rent increase notices, deposits, maintenance obligations, entry rules, and just cause termination. The course emphasizes common compliance pitfalls, the financial and legal consequences of mistakes, and proven protocols that help owners stay organized, consistent, and defensible if issues arise. By the end of the session, attendees will have a stronger understanding of their responsibilities, clearer operational processes, and greater confidence in managing rentals within Washington’s regulatory framework.

Eastern WA, April 18, at CenterPlace Regional Event Center in Spokane Valley

The second CORE Series location was selected for housing providers in Spokane and Spokane Valley. CenterPlace offers a convenient and accessible venue where members can attend in person, gain essential education, and return to their weekend without long-distance travel. The large, bright meeting room upstairs is ideal for presentations and seminars.

Running a rental property in Washington State requires navigating complex and actively enforced housing laws. These sessions are designed for property owners with busy schedules who want clear, practical guidance on legal requirements and day-to-day operations.

This session features seasoned legal instructor Maxwell Glasson.

Max Glasson began his legal practice in Washington in 2017 by building his own firm in Seattle, focused on supporting small businesses. In 2022, he was appointed Commissioner Pro Tem for the King County Superior Court. Now based in Spokane, he practices at Williams Kastner, focusing on real estate, business, estate planning, and probate. His work spans litigation and transactional matters, with a pragmatic approach to preventing issues early and enforcing client rights when necessary.

In this session, Max will cover key Washington State and City of Spokane laws regulating rental operations, including registration, lease requirements, rent increase notices, deposits, maintenance obligations, entry rules, and just cause termination.

The course highlights compliance pitfalls, legal and financial risks, and proven systems for staying organized and protected. By the end, participants will have greater confidence in managing rentals in Spokane and surrounding areas.

Southwest WA – May 16 at Keller Williams Olympic Room (Vancouver)

The third CORE Series location serves housing providers in Vancouver, WA. The Keller Williams Olympic Room provides a convenient and professional setting for in-person learning, accommodating around 100 attendees.

Running a rental property in Washington State means navigating some of the most detailed and actively enforced housing laws in the country. Our Saturday morning sessions are ideal for rental property owners with busy lives and “day jobs” who want clear guidance on what the law requires—and how to operate day-to-day with confidence. This session features one of our seasoned legal instructors, Bradley Kraus. Bradley is a member of Warren Allen’s landlord/tenant practice and represents many of the region’s most successful landlords. A graduate of the University of Minnesota, he attended law school and graduated cum laude from Lewis and Clark Law School. Along with landlord/tenant law, Bradley Kraus assists clients in various civil litigation, probate, and family law matters.

Bradley will cover key Washington State and City of Vancouver laws regulating rental operations, including registration, lease requirements, rent increase notices, deposits, maintenance obligations, entry rules, and just cause termination. The course focuses on compliance pitfalls, consequences of errors, and proven systems to maintain organization and legal protection. Participants will leave with clearer processes and increased confidence in managing rentals in the Vancouver area.
