COVID Rental Assistance

The Washington State Legislature passed HB 1368, which allocates $365 million in rental assistance to counties to distribute. Similar to the rental assistance afforded in the CARES act in late 2020, counties will be responsible for distributing funds that they receive. Each county has a different application process and regulations that they have imposed on the funds.

 Many counties require the tenant to apply for the rental assistance. If your tenant will not apply, or is not communicating with you, you can apply for up to $15,000 of past due rent through the Landlord Mitigation Fund. A separate relief program for low-income landlords is also available.

Eligibility Requirements 

  • Be at or below 50% AMI for the year of 2020, or current monthly income. 
  • Show that they have been impacted by COVID, such as an increase costs, loss of income or loss of work hours. 
  • Show that they are at risk of homelessness or housing instability 

Amount Covered

Up to 9 months of past and current rent due since March 13, 2021 and 3 months of future rent, paid directly to the housing provider. 

Must waive all past due rent beyond the 9 months paid.

Application

Housing providers with fewer than 5 units must encourage their tenants to apply.
